Renting a home from a long-term owner

How a tenancy with us works: what happens before you move in, what we look after while you are there, and how the tenancy is closed out at the end.

The process

Six stages, start to finish

01

Enquiry

Tell us the property type, the area and when you need to move. We reply with what we actually have and arrange a viewing.

02

Viewing & referencing

You see the property itself. If you want to proceed, references are taken and any questions about the home are answered before you commit.

03

Agreement & deposit

The tenancy agreement is explained rather than just sent, and the deposit is handled through the protection scheme that applies to the tenancy.

04

Move-in

Condition is recorded at the start of the tenancy, so both sides have the same reference point for the whole term.

05

During the tenancy

Rent is collected and recorded, repairs are coordinated, and routine inspections keep track of condition without disrupting you.

06

End of tenancy

Notice, check-out and deposit return are handled against the record made at move-in — no disagreements about what was there.

While you are in the property

Who looks after what

Because we own and manage the property ourselves, the answer to “who do I ask?” is straightforward.

  • Repairs and maintenance are coordinated by us as the owner — you report the fault and we arrange the work.
  • Structural items, heating systems and safety obligations sit with us and are dealt with as part of managing the property.
  • Rent is collected and receipted, with a clear record of what has been paid and when.
  • Routine inspections are arranged in advance and written up afterwards.
  • Day-to-day care of the home — including small household upkeep — is the tenant’s, and the agreement sets out exactly where the line falls.

Rent & deposits

Clear in writing, before anything is signed

Rent and any fees are confirmed per property and per tenancy in writing before you commit, including what the rent covers and what it does not. Nothing is charged through this website, and there are no surprise deductions invented after the fact.

Deposits are protected under the scheme that applies to the tenancy, and the return at the end is assessed against the condition record made when you moved in.

Tenancy questions

Asked before moving in

If something is not covered here, ask — before you commit is the best time to ask anything.

How do I arrange a viewing?

Send an enquiry with the property type you are looking for and the area. We reply with what is available and arrange a time that works.

What is checked before a tenancy is agreed?

References and identity checks, as you would expect. What is needed is explained at the time so nothing is a surprise later.

Can I ask for repairs once I have moved in?

Yes — that is exactly what the tenancy is for. Report the issue and we coordinate it as the owner. Emergencies are handled first.

What happens at the end of the tenancy?

Notice is given as set out in the agreement, the property is checked against the move-in record, and the deposit is returned according to that assessment.
