What we own, and how it is managed

We hold residential property for the long term. This page explains the kinds of homes in the portfolio, the letting arrangements that apply, and what ongoing management covers.

A long-term owner

Buying and holding, rather than trading

Our business is acquiring, owning and managing residential property — houses and apartments — for rental and long-term investment. Holding property for years rather than months changes how it is looked after: repairs get done properly, records get kept, and tenancies are treated as relationships rather than transactions.

We also buy and sell properties that sit inside our own portfolio when that is the right decision for it. That activity is about managing what we already own; it is not estate agency work carried out for third parties.

Property types, letting forms and who does what

Availability changes, so we describe categories rather than publish a list of addresses. When you ask about a specific need, we answer about the property itself.

Management

What ongoing management covers

Tenancy agreements

Referencing, the agreement itself, deposits and the notices that come with a tenancy — prepared and recorded properly.

Rent and payment records

Rent is collected and recorded per tenancy, statements stay legible, and arrears are addressed early and in writing.

Maintenance coordination

Faults reported by tenants are triaged, trades arranged, and completed work checked against what was asked for.

Routine inspections

Properties are inspected on a routine basis, with written notes kept so condition can be compared over time.

Portfolio decisions

Buying, holding or selling property inside the portfolio is treated as one decision made with the whole picture in view.

Files and records kept for each managed property

Records shown are the kind kept for each property: the tenancy, inspection notes and maintenance history.

Investment, honestly

What long-term residential investment means here

Residential letting is a long-term activity with real costs: maintenance, empty periods, regulation and the possibility that a property does not perform as hoped. We will discuss all of it, including the parts that are not flattering.

We do not publish, promise or imply yields, returns or capital growth figures. Nothing on this website is investment advice or an offer of a financial product. If you want to explore working with us, we will explain what we do and let you judge it on the facts of a specific property.
